Where hotel laundry costs actually leak
Linen is one of the largest consumable costs in a UAE property and most of the loss is invisible. Six places it goes, and what fixes each one.

Linen is quiet infrastructure. When it works nobody thinks about it; when a floor runs out of towels at eleven in the morning everybody does. It is also one of the largest consumable costs in a hotel or serviced-apartment operation, and most of the loss never appears as a line item — it appears as replacement purchases that feel normal.
Six places it goes.
1. Par stock set too low
Par is how many complete sets exist per room. Below three par — one in use, one in the cupboard, one in the wash — a single delayed collection becomes a shortage, and a shortage becomes staff washing small emergency loads at retail cost and in the wrong machines.
Three par is the working floor. Properties with an off-site laundry and a collection every other day want four.
Under-parring looks like a saving on the purchase order and is not one.
2. Stained items recirculated
An item that goes back into the cupboard with a stain comes out again, gets noticed by a guest, and is then discarded anyway — after paying to wash it twice and losing whatever the complaint cost.
The fix is a rejection point with somebody standing at it. Items are inspected as they are folded, and anything stained or damaged goes to a marked bin, not back to the shelf. This is a training and supervision problem, not an equipment one.
3. Over-washing
Every wash shortens a towel’s life. A property that launders lightly used pool towels on the same cycle as heavily soiled bath linen is paying for chemistry, water, energy and wear it did not need.
Sorting by soil level, not only by item type, is the single biggest lever available on chemical and utility cost — and it costs nothing but a second trolley and a briefing.
4. Linen used as cleaning cloths
It happens in every property that has ever run short of cloths. A retired towel becomes a rag, which is sensible; a serviceable towel becomes a rag, which is expensive.
Buy cloths. Colour-code them. Make retired linen visibly different — cut a corner off — so nobody has to make a judgement call at seven in the morning.
5. Nobody counts
Out-counts and in-counts against the laundry, per collection, signed. Without them a property has no idea whether it is losing linen to the laundry, to guests, to the housekeeping trolleys or to the store, and every conversation about it is speculation.
The count is ten minutes a day. It is the only reason anyone can ever say where the linen went.
6. Machines run wrong
On-premise laundries lose money in ways that are invisible from the office: under-loaded machines (paying full cycle cost for half a load), over-loaded ones (poor wash, rewash), wrong dosing, and dryers run past dry — which is pure energy spend and the fastest way to destroy fibre.
Commercial equipment is not domestic equipment at a larger scale. Tunnel washers, flatwork ironers and industrial dryers each have their own handling and their own ways of ruining a linen stock. Staff should be placed by what they have actually operated, not by what a CV says.
In-house or outsourced processing?
Both work; the honest test is volume and space.
On-premise makes sense with steady, high volume and somewhere to put the machines. You control turnaround completely, and you also own the maintenance, the utilities and the staffing.
Off-site removes the capital and the plant-room headache and works well for smaller properties and serviced apartments, but the collection schedule becomes a hard dependency — which is exactly why par stock has to go up when you use it.
Many properties end up hybrid: bulk flat linen off-site, guest laundry and uniforms on-premise where turnaround matters most.
